1. Definitions
- "Baan Manao", "we", "us", "our" — the guesthouse operating at 59/2 Maharat Road, Nuea Khlong, Krabi 81130, Thailand.
- "Guest", "you" — any individual who books a stay, contacts us via the website or stays at the property.
- "Stay" — a confirmed booking for a Daytime Rest Room, Overnight Stay or Long Layover Suite.
- "Services" — accommodation, shuttle transport, meals, luggage storage and related hospitality provided by Baan Manao.
- "Agreement" — these Terms and Conditions, as accepted by the guest upon making a booking.
2. Acceptance of Terms
By submitting a booking enquiry through our website or contacting us directly to arrange a stay, you confirm that you have read, understood and agree to these Terms and Conditions.
You must be at least 18 years of age to make a booking. If you are booking on behalf of a group that includes minors, you accept responsibility for their behaviour during the stay.
3. Service Description
Baan Manao offers three types of accommodation for travellers passing through Krabi:
- Daytime Rest Room — private room for up to 6 hours, including shower, tea, coffee, Wi-Fi and luggage storage at ฿4,300.
- Overnight Stay with Airport Shuttle — double room for one night, including complimentary shuttle, light breakfast and blackout curtains at ฿9,000.
- Long Layover Suite — spacious suite for up to 24 hours for families and small groups, including flexible check-in, light meals and departure coordination at ฿17,300 per suite.
All prices are stated in Thai Baht (฿) and include applicable taxes. Services are available subject to room availability at the time of booking.
4. Booking and Confirmation
A booking is considered confirmed when we have communicated acceptance to you by telephone or email. We do not accept bookings exclusively through automated online forms — all bookings are confirmed personally by a member of our team.
Please provide accurate flight information at the time of booking so we can arrange the shuttle and other timed services correctly. Changes to flight details must be communicated to us as soon as they are known.
5. Check-in and Check-out
Check-in times are flexible and arranged to match your arrival. Check-out is calculated from your agreed stay duration. For the Long Layover Suite, timing is determined by your flight schedule as discussed at booking.
Late extension of daytime rooms or suites is subject to availability and will be charged at an agreed additional rate.
6. Cancellation and Changes
We understand that travel plans can change at short notice. If you need to cancel or amend a booking, please contact us as early as possible at +66 75 648 290 or [email protected].
- Cancellations made more than 24 hours before the scheduled check-in: no charge if payment has not been taken.
- Cancellations made within 24 hours: we will discuss a fair arrangement on a case-by-case basis, taking the circumstances into account.
- No-shows without prior notice: the room rate may apply in full.
We reserve the right to cancel a booking in exceptional circumstances (such as a natural disaster, property emergency or force majeure event). In such cases, we will notify you as soon as possible and endeavour to help you find alternative accommodation.
7. Payment
Payment is accepted in Thai Baht by cash or by arrangement at the time of booking. We do not process online card payments through our website. Payment is typically settled on arrival or departure as agreed.
Receipts are available on request. Additional services such as extra meals or extended stays are charged separately and clearly itemised.
8. Guest Responsibilities
Guests are expected to:
- Treat the property, its furniture and equipment with reasonable care
- Respect the quiet of other guests, particularly during night hours
- Not smoke inside any room (a designated outdoor area is available)
- Not bring additional guests into the room without prior arrangement
- Report any damage or maintenance issue to reception promptly
Any damage caused by a guest to property or equipment beyond normal wear and tear may be charged at the cost of repair or replacement.
9. Shuttle Service
The airport shuttle is a complimentary service included with the Overnight Stay and Long Layover Suite. It operates on a timetable agreed at booking and is not a licensed taxi service. We will make every effort to deliver guests to the airport with adequate time before their flight, but we cannot accept liability for delays caused by traffic, road conditions or events outside our control.
Guests using the shuttle do so at their own risk. The shuttle vehicle is insured for passenger transport.
10. Intellectual Property
All written content, photographs and materials on the Baan Manao website are owned by or licensed to Baan Manao. You may not reproduce, copy or distribute any material from the website without our written permission.
11. Limitation of Liability
Baan Manao's liability to any guest is limited to the cost of the stay booked. We are not liable for any indirect, consequential or incidental losses, including missed flights, travel delays or costs arising from disruptions to your onward journey.
We are not responsible for loss of or damage to personal belongings left in rooms or at reception, except where such loss results from our own negligence.
12. Indemnification
You agree to indemnify Baan Manao against any claims, losses or expenses arising from your breach of these Terms, misuse of the property or harm caused to third parties during your stay.
13. Dispute Resolution
In the first instance, please contact us directly so we can resolve any concern informally. If a dispute cannot be resolved by discussion, it will be subject to the laws of Thailand and the jurisdiction of the courts of Krabi Province.
14. Changes to These Terms
We may update these Terms from time to time. The current version is always published on this page with the effective date shown at the top. Bookings made after the effective date of any update are subject to the updated terms.
